Formula and methodology
Formula: Effective gross income = scheduled rental income + other operating income − vacancy and collection loss; NOI = effective gross income − operating expenses; NOI margin = NOI ÷ effective gross income × 100.
The calculator keeps property income, vacancy or collection loss, and operating expenses visible before reporting net operating income. NOI is an operating measure for the stated property boundary; it is not cash flow to an owner because financing, income taxes, capital expenditures, depreciation, and other non-operating items are outside the calculation.
This result follows the calculator's declared inputs, precision, validation boundaries, and model limits.

Assumptions and limits
- All inputs cover the same property, currency, and annual period.
- Vacancy and collection loss is entered as a nonnegative reduction from scheduled income.
- Operating expenses are the expenses the visitor chooses to include in the property operating boundary.
- Debt service, interest, income taxes, depreciation, capital expenditures, reserves, and owner distributions are excluded from NOI in this simplified model.
- The NOI margin is undefined when effective gross income is zero and is shown as text in that case.
- The result is not a market valuation, investment recommendation, lender decision, or tax calculation.
