Formula and methodology
Formula: Net-effective monthly rent = [face rent × term − free-rent value − one-time concessions + recurring fees × term] ÷ term.
A headline rent can hide the effect of free months or other concessions. This calculator spreads the entered concessions over the lease term, then adds only the recurring fees the user chooses to include, producing a transparent comparison figure instead of silently assuming a legal or market definition.
This result follows the calculator's declared inputs, precision, validation boundaries, and model limits.
Input contract
- Monthly face rent — currency units/month; minimum 1.0E-6; maximum 1000000000000
- Lease term — months; minimum 1.0E-6; maximum 1000
- Free-rent months — months; minimum 0; maximum 1000
- Other one-time concessions — currency units; minimum 0; maximum 1.0E+15
- Monthly recurring fees included — currency units/month; minimum 0; maximum 1000000000000
Worked example
| Input | Value |
|---|---|
| Monthly face rent | 2000 |
| Lease term | 12 |
| Free-rent months | 1 |
| Other one-time concessions | 0 |
| Monthly recurring fees included | 100 |
The scheduled base rent is 24,000; after one free month and 1,200 of recurring fees, net-effective monthly rent is 1,933.3333 currency units.
Assumptions and limits
- The monthly face rent and recurring fees remain constant for the entered term.
- Free-rent value is approximated as face rent multiplied by free-rent months; other concessions are entered as currency units.
- The output is a planning comparison and does not decide how taxes, utilities, tenant improvements, deposits, indexation, or local disclosures should be treated.
