Formula and methodology
Formula: In percentage mode, deposit = purchase price × entered percentage / 100; in amount mode, deposit = entered amount and deposit percentage = deposit / purchase price × 100; remaining planned down payment = planned down payment − deposit.
Earnest money is a deposit connected with a purchase agreement. This calculator handles the arithmetic relationship between price, deposit, and planned down payment; it does not decide whether the deposit is refundable, forfeited, held in escrow, or credited at closing under local contract terms.
This result follows the calculator's declared inputs, precision, validation boundaries, and model limits.
Input contract
- Purchase price — currency units; minimum 0.01; maximum 1000000000000
- Calculation mode — 2 choices
- Entered percentage or deposit amount — % or currency units; minimum 0; maximum 1000000000000
- Planned total down payment — currency units; minimum 0; maximum 1000000000000
Worked example
| Input | Value |
|---|---|
| Purchase price | 350000 |
| Calculation mode | percentToAmount |
| Entered percentage or deposit amount | 1 |
| Planned total down payment | 70000 |
A 1% deposit is 3,500 and the remaining planned down payment after crediting that deposit is 66,500.
Assumptions and limits
- Purchase price and deposit use the same currency units.
- Percentage mode treats the entered value as a percent of the purchase price.
- Amount mode treats the entered value as the deposit amount.
- The deposit is compared with, but not automatically added to, the planned down payment.
- A negative remaining down payment means the deposit exceeds the entered planned down payment.
- The calculation does not model closing costs, seller credits, financing, or cash-to-close rules.
- Refundability, forfeiture, escrow custody, and deadlines are controlled by the purchase agreement and applicable law.
- The page does not advise whether a deposit is competitive or sufficient.
- Use the written offer, lender estimate, escrow instructions, and local professional guidance for an actual transaction.
