Formula and methodology
Formula: PV of explicit cash flows = sum(CFt/(1+r)^t); terminal value = CF5(1+g)/(r-g); enterprise-value proxy = explicit PV + terminal-value PV; scenario NPV = enterprise-value proxy − initial investment.
This five-period DCF scenario makes each major assumption visible. It discounts the five entered future cash flows and adds a terminal value at the end of year five using a constant-growth perpetuity. The result is a model value in the same currency units as the inputs, not a market quote or a promise about a company. The terminal value can dominate the answer, so changing the discount rate or terminal growth rate should be treated as a scenario change rather than a precision upgrade.
This result follows the calculator's declared inputs, precision, validation boundaries, and model limits.

- Year 2 cash flow — currency units; minimum -1000000000000; maximum 1000000000000
- Year 3 cash flow — currency units; minimum -1000000000000; maximum 1000000000000
- Year 4 cash flow — currency units; minimum -1000000000000; maximum 1000000000000
- Year 5 cash flow — currency units; minimum 1.0E-6; maximum 1000000000000
- Discount rate — %; minimum 1.0E-6; maximum 100
- Terminal growth rate — %; minimum -99; maximum 99
Worked example
| Input | Value |
|---|---|
| Initial investment | 100000 |
| Year 1 cash flow | 30000 |
| Year 2 cash flow | 35000 |
| Year 3 cash flow | 40000 |
| Year 4 cash flow | 45000 |
| Year 5 cash flow | 50000 |
| Discount rate | 10 |
| Terminal growth rate | 3 |
The scenario discounts the five cash flows, adds a year-five Gordon-growth terminal value, and reports the resulting value and NPV before any debt, cash, or tax adjustments.
Assumptions and limits
- The five cash flows occur at the end of years one through five and use the same currency unit.
- The discount rate is an annual rate expressed as a percentage and is greater than the terminal growth rate.
- The terminal value uses a constant-growth perpetuity beginning after year five and uses year-five cash flow as its base.
- The enterprise-value proxy does not subtract debt, add cash, model working capital, or calculate taxes.
- Cash flows are estimates supplied by the visitor; the calculator does not verify forecasts, accounting policy, or business risk.
- A positive or negative scenario NPV is not investment advice, a fair-value guarantee, or a substitute for professional analysis.
