Formula and methodology
Formula: CLTV = total debt secured by the property ÷ property value × 100.
Combined loan-to-value includes the secured balances the visitor chooses to include, not just the first mortgage. The page also shows the implied equity under the entered value; a lender may use a different appraisal, balance date, lien definition, or underwriting policy.
This result follows the calculator's declared inputs, precision, validation boundaries, and model limits.
Input contract
- Property value — currency; minimum 1.0E-6; maximum 1000000000000000
- First-lien balance — currency; minimum 0; maximum 1000000000000000
- Second-lien balance — currency; minimum 0; maximum 1000000000000000

| First-lien balance | 210000 |
| Second-lien balance | 20000 |

Total secured debt is 240,000, CLTV is 80%, and implied equity is 60,000.
Assumptions and limits
- Every entered balance is secured by the property value entered on the same valuation basis.
- The visitor decides which second liens and revolving secured credit balances belong in the comparison.
- The result is a ratio, not a lender decision, appraisal, credit assessment, or legal interpretation.
- Closing costs, unpaid interest, property-value changes, and lender-specific exclusions are not inferred.
