Formula: Adjusted comp price = sale price + adjustment; screening ARV = subject area × mean(adjusted comp price ÷ comp area).
This tool creates a transparent comparable-sales screening estimate rather than hiding a valuation inside a single percentage rule. Enter three relevant sales, make each adjustment explicit and market-supported, compare their indicated subject values, and use the mean only as a planning reference.
